What is Homeowner's insurance?
Just as the name implies, homeowner's insurance provides financial protection against disasters and/or incidents such as theft, fire, water damage, and many other perils, including legal liability for issues you are accused of being at fault for such as injury, libel, slander, and many other things.
Homeowners insurance is what is known as a "package policy." This means that it covers both physical damage to your property (including both yhe physical structures as well as your personal property inside) plus your liability or legal responsibility for any injuries and property damage you or members of your family cause to other people. This includes damage or injury caused by household pets.
Damage caused by most disasters is covered but there are exceptions. The most significant are damage caused by floods, earthquakes and poor maintenance. You must buy two separate policies for flood and earthquake coverage as these are considered separate issues and they are specifically excluded in homeowner policies and maintenance-related issues (such as changing AC filters) are the homeowners' responsibility.
Why do you need homeowner's insurance?
It is really all about protecting yourself financially if something unexpected happens to your home or possessions.

- If a guest in your home is injured, liability protection and medical coverage help pay expenses.
